Your Taxing Authority's Estimate of Value: This is the value estimate that your county auditor/assessor has determined is the market value of your home and the value that your property taxes are presently based on.
Next, we use a two-phase approach in determining what your current value should be:
Comparable Properties Located in Your Market: This is an analysis of comparable property sales in your market and a value range per sqaure foot. Then, we look at the leading, predominate indicator of price per square foot and apply that value to your home's square footage.
TaxPeel Model Value: This indication of value is derived from analyzing market trends and indexing sales that have occurred, not just in your market, but on a county-wide basis, to predict a more accurate assessment of value in this time of declining home values.
